Project requirement

The challenge.

The Lanesborough requires continuing passive fire maintenance in response to fire risk assessment findings, survey defects and general refurbishment requirements. The hotel remains in operation, so the work must fit around its day-to-day use. In a five-star hotel, typical planning considerations include guest comfort and privacy, access to occupied areas, noise and dust control, protection of finishes, and keeping guest and staff routes usable.

Delivery control

How the work was managed.

FireX works directly for the hotel, combining annual fire damper servicing with penetration sealing, fire door installation and maintenance as requirements arise. This ongoing arrangement brings recurring maintenance and individual remedial scopes together. Work in an operating hotel needs coordination around agreed access, hotel activities and any refurbishment interfaces, with attention to housekeeping and the protection of surrounding finishes.

Scope of works

Scope delivered.

Recurring fire damper servicing and targeted fire-stopping, fire door installation and maintenance works, with completion records for each completed scope within an ongoing hotel maintenance programme.

  • Annual fire damper servicing
  • Service penetration sealing
  • Fire door installation
  • Fire door maintenance and repairs
  • Remedial works arising from FRA findings and survey defects
  • Passive fire works associated with general refurbishment

Completion evidence

Traceable records for the completed works.

FireX prepared installation and inspection records using its BM TRADA Q-Mark recording process where applicable, together with the other project-specific records required for review and practical close-out.

  • BM TRADA Q-Mark certificates for completed penetration-sealing works within the applicable certified scope
  • BM TRADA Q-Mark maintenance certificates for qualifying fire door repairs within the applicable certified scope
  • Fire damper service documentation

Programme outcome

An ongoing relationship with records for completed works.

Since 2023, FireX has provided ongoing support across fire dampers, penetration sealing, fire door installation and maintenance at The Lanesborough. Completed penetration-sealing and qualifying fire door repair scopes are supported by BM TRADA Q-Mark certification within the relevant scheme scope, alongside service documentation for the dampers. The programme remains ongoing, with further maintenance and remedial requirements addressed as they arise.
