Gaps and door alignment
Investigate excessive clearances, binding and poor alignment. Adjustment or remedial work is assessed against the particular assembly and its supporting evidence, including the threshold requirements.
Defects resolved clearly
FireX repairs fire doors across London and southern England for managing agents, housing providers, facilities teams and commercial clients. We turn survey defects and FRA actions into a controlled programme, checking the assembly and supporting evidence before confirming suitable repairs or replacement requirements.

Scope
Our scope is confirmed against the property, available evidence and client requirements before work starts.
Connected building elements
A reported door gap may involve alignment, the frame, fixings or previous alterations. Frame-to-wall defects and nearby compartment breaches may need a separate fire-stopping or building-fabric work package. We confirm the boundaries of the proposed repair and flag connected issues rather than assuming a component replacement resolves the entire finding.
Common fire door repairs
These are common remedial work types, not a promise that every door can be repaired. We check the assembly, evidence and condition before selecting components or methods.
Investigate excessive clearances, binding and poor alignment. Adjustment or remedial work is assessed against the particular assembly and its supporting evidence, including the threshold requirements.
Replace damaged or missing seals with compatible types and dimensions. Seal selection and positioning must suit the doorset evidence rather than simply match the appearance of the old seal.
Investigate doors that fail to close fully, latch where required or operate correctly. Adjust or replace compatible components, then check operation under the agreed inspection conditions.
Address loose or damaged hinges, fixings and other hardware using compatible components and permitted methods. Previous alterations and damaged fixing positions are checked before a repair is selected.
Assess damaged frames, leaves and frame-to-wall interfaces. Local repairs are only proposed where suitable evidence supports the method; extensive damage or unresolved construction may require further investigation or replacement.
Re-lipping is considered only where the door construction, available repair evidence and applicable maintenance scope permit it. It is not a general solution for every oversized gap or damaged door edge.
Third-party certification
FireX’s stated certified scope is STD 058. Procurement teams should check the current certificate and applicable scope for each project.
Maintenance certificates cover qualifying repairs within the applicable evidence and scheme. A completion worksheet for a nominal fire door records the work undertaken and does not retrospectively certify fire resistance. Read our guide to repair certification.
Delivery process
Review each finding, remove duplication and confirm access, evidence and material requirements.
Group compatible repairs and replacements into an efficient, resident-aware programme.
Recheck operation and return photographs, status and exception notes against the original asset.
Handover
Keep completed repairs, outstanding defects and no-access items visible against each door reference. The handover format and certification eligibility are agreed before work starts.
Relevant experience
Named projects are shown where publication is permitted; other programme examples remain anonymised to protect client confidentiality.

Frequently asked questions
The price depends on the defects, door construction, supporting evidence, compatible components, quantities, location and access arrangements. Repairs to a closer or seal differ from frame repairs or replacement doorsets. Send the report and photographs so we can identify the likely scope and any information needed before pricing.
Yes. Send the full report or FRA actions, door references, photographs, postcode, quantities and access information. A desktop quotation may include assumptions or provisional items where the scope is unclear. We will explain the information gaps before confirming the work.
Not every existing report needs to be repeated. If it identifies the doors, defects and supporting evidence clearly, it may provide a useful starting point. Where details are missing or the proposed repair cannot be verified, an on-site survey may be needed. Survey charges and scope are agreed before booking.
Repair is considered where the assembly, condition and available evidence support a suitable method. Replacement may be needed where damage is extensive, components are incompatible or the required performance cannot be established through a supported repair. An inspection finding does not automatically mean the whole doorset must be replaced.
No. FireX holds the BM TRADA Q-Mark Fire Door Maintenance scope, STD 058. A maintenance certificate is provided for qualifying repairs where the doorset certification can be verified and the work falls within the applicable evidence and scheme. Where that evidence cannot be established, agreed nominal-door remedials receive a completion worksheet and photographs. These do not retrospectively certify the doorset’s fire resistance; further assessment or replacement may still be required.
The agreed handover identifies each door, the repairs completed, component details, before-and-after photographs, functional checks and any outstanding defects or access exceptions. Qualifying maintenance work includes the applicable certificate. The records distinguish completed actions from items still requiring attention.
Yes. Access, appointments, segregation, housekeeping and reporting are planned around the occupied building. Tell us about resident liaison, guest areas, restricted working times or other trades when sending the report so these can be included in the programme.
