Project requirement

The challenge.

Following a fire risk assessment, SAV Group needed a clear understanding of the condition of the fire doors at Louise House and a practical route to addressing the findings. The seven-storey student accommodation building at 33 Medway Street contains 112 rooms, with communal routes, fire exits and individual room doors requiring different inspection and remedial arrangements. The building remained occupied throughout the six-week programme, making access and coordination with building management important. The requirement extended beyond the door works: the client also needed help bringing together evidence from different trades and responding to London Fire Brigade recommendations.

Delivery control

How the work was managed.

FireX carried out a door survey following the FRA and delivered the communal and fire exit door programme over six weeks while Louise House remained occupied. Of the 79 doors addressed, 72 were repaired and seven replaced. Room doors were surveyed separately and incorporated into a phased works plan. FireX assisted SAV Group in setting up regular in-house inspections for all fire doors and in compiling evidence from the various trades against the FRA actions. Liaison with London Fire Brigade helped the client review recommendations and incorporate them into the agreed actions supporting safe use of the building. Door survey reports, repair and installation worksheets with photographs, and an updated FRA following the works formed part of the handover.
