What is a fire compartmentation survey?

A fire compartmentation survey examines whether walls, floors, cavities and the protection around doors, ducts and service penetrations are likely to maintain the separation required by the building’s fire strategy. Some defects are visible; others sit above ceilings, inside risers or behind finishes, so the agreed survey scope must state clearly whether controlled opening-up is included.

Start with the intended compartment lines

The surveyor first needs to understand where fire-resisting separation is intended and what performance is required. Fire-strategy drawings, as-built information, previous surveys and the building’s use can all help define the scope. Where information is missing or inconsistent, that limitation should be recorded rather than replaced with an assumption.

  • Review the available fire strategy and drawings
  • Confirm the areas, construction types and required fire-resistance periods
  • Identify changes of use, refurbishment and previous remedial works
  • Agree how inaccessible or uncertain locations will be reported

What a visual survey can reveal

A non-intrusive survey can identify many visible concerns without disturbing the building fabric. It can record open or poorly sealed penetrations, damaged compartment walls, incomplete wall heads, missing cavity barriers, defective access arrangements and obvious concerns around dampers or doors. Its conclusions remain limited to the areas that were safely accessible and visible on the day.

  • Service penetrations and linear joints
  • Wall heads, risers, shafts and accessible ceiling voids
  • Visible interfaces around fire doors and dampers
  • Damage, alterations and unrecorded service additions
  • Access restrictions and areas not inspected

When controlled opening-up may be needed

Intrusive inspection may be appropriate where critical construction is concealed, existing evidence is unreliable or visible indicators suggest a wider defect. Opening-up can help confirm wall build-ups, concealed penetrations, barrier continuity and the condition behind finishes. It should be targeted and proportionate: not every survey needs widespread destructive work, and the locations should be agreed before work begins.

  • Use risk, building information and visible findings to select sample locations
  • Agree the extent of opening-up and any exclusions
  • Record the construction before it is disturbed
  • Protect fire alarms, services, occupants and adjacent finishes
  • Define temporary protection and reinstatement responsibilities

Plan intrusive work around the building

Opening ceilings, risers or boxed construction can affect occupied areas, asbestos controls, security, hygiene and business continuity. The survey plan should therefore address permits, isolation requirements, safe access, dust control, temporary fire precautions and making good. In occupied residential, healthcare and public buildings, phasing and communication are as important as the inspection itself.

  • Check asbestos information before disturbing materials
  • Coordinate access with residents, staff and building management
  • Use suitable segregation, housekeeping and temporary protection
  • Record any area that cannot be opened safely
  • Leave each location secure and agree the reinstatement standard

What a useful report should deliver

The report should do more than provide a collection of photographs. Findings need a clear location reference, description, supporting evidence and an understandable recommended action. The reader should be able to distinguish confirmed defects from limitations or items requiring further technical review, then use the output to develop a measurable remedial scope.

  • Marked-up plans or consistent location references
  • Photographs linked to each finding
  • Defect category, priority and recommended next step
  • Survey limitations, inaccessible areas and assumptions
  • Information needed to specify tested remedial systems
  • A schedule that can be tracked through repair and close-out
